The two reasons why a furnace stops functioning properly are dirt and dust. As air flows in and out of the furnace, dust and dirt accumulate. Regular furnace maintenance can reduce the amount of dirt that accumulates in the system plus it will reduce amount of breakage incurred on major parts. Replace its air filter
The replacement filter should be of the same quality. The filters should be inspected on a monthly basis unless you have a higher quality on they will last longer.

Every highly efficient furnace will have drain hose and drain trap. The drains get blocked very often and result in no heating. Proper furnace maintenance involves that you try to withdraw and clean it and also blow out the drain lines. You can pour bleach through these drain lines and kill all the bacteria within. These bacteria grow into slime and limit condensate flow.
Look over carefully the exhaust and intake pvc pipes outside your house to make sure that shrubs and trees haven’t grown over them. Also check if anything has gotten inside these pipes. This happens to be another common problem which occurs in heating systems.

Watch out for loose connections at specific plug points. Check if all connections are firmly plugged together.
Vacuum out blower and burner compartments so that dirt doesn’t get inside the blower motor and burners. A few blower motors need oiling and some don’t. You should have a qualified technician oil the blower motors.

Take a hose with the spray head set to “jet” or the highest pressure you have and clean the fan blades and condensing coils of clear of debris and dirt.

Cover Condensing Unit:
Left unprotected the condensing unit can be damaged by wet leaves and debris that contribute to rusting and freezing of internal components. Although these units are designed for outdoor use, covering them with a breathable waterproof cover made for that purpose goes a long way to extending the life and efficient performance of the unit.
